We offer a personalised, boutique experience for both property owners and guests on the Tutukaka Coast. As a locally owned, on-the-ground business with eight years of experience working onboard superyachts, we’ve honed a deep understanding of five-star hospitality. This experience has instilled a keen attention to detail and a commitment to perfection, values that are applied to every aspect of property management.

We offer meticulous cleaning services through our local network of housekeepers who are trained by us. This will be itemised as a ‘cleaning fee’ and paid by the guest. The following will be charged at our ‘additional services’ rate of $75 + GST per hour and will be deducted from your rental revenue:
– Before joining our portfolio, we will clean your property to ensure it is at a standard consistent with our offering
– We conduct twice yearly deep cleans (before and after summer)
– If you book your property for a personal stay, we will clean it afterward
– Any additional cleaning required beyond the number of hours the guest has paid for
Linen & Towels
We hire standard white cotton-rich polyester blend sheets and white towelling from a local supplier in Whangarei. We prefer the triple sheeting technique commonly used in hotels, as it is a hygienic and efficient way to make beds. -
Under New Zealand legislation, an owner is responsible for ensuring that the holiday home and garden are free of any hazards that could cause an accident or injury, including pests and vermin.
We ask that the following is provided:
• Installed smoke alarms with working batteries
• Current and working fire extinguishers in place, with 3-monthly checks recommended
• Hazardous chemicals stored safely in child-proof locations
• Swimming pools deeper than 400mm must be fenced
• Decks or balconies more than 1m above ground must have a handrail at least 1m high
• Life jackets provided with any boats or kayaks that are seaworthy
We also require you to have valid holiday home insurance coverage on signing with us. This offers invaluable protection against risks like property damage, theft, or accidents caused by guests. Without insurance, owners could face significant financial liabilities.
Insurance covers potential damages, guest injuries, and lost rental income if the property becomes uninhabitable. We help owners navigate the process to ensure they’re fully covered, so they can have peace of mind knowing both their property and investment are protected.

How can I block dates in my calendar?
You can block dates in advance for personal stays using your owner portal. When you visit, we’ll provide the same holiday experience as your guests, meaning you can enjoy your home-from-home from the moment you arrive.What if I have future bookings with my current property management company?
That is no problem. We will block the dates out, so you don’t have any double bookings to worry about.How does the check-in process work?
We give our guests the option of a contactless or an in-person check-in; it is entirely up to them to choose which option.Do you offer bespoke services?
Yes! We will offer guests access to a range of services including concierge, babysitting recommendations, grocery delivery, child equipment rental, private chef services, and activities such as yoga and cooking classes. This is subject to availability and requires adequate notice.Do you have insurance?
Yes, we have indemnity and public liability insurance. -

8. Your property receives its first booking, your
membership fees are deducted, and you get paid.
9. You can rest easy, knowing your holiday home is well taken care of.
